Sellers preparing a Demarest listing in 2026 have to plan around one piece of paper that the portals never mention. Before a Demarest home changes hands, the borough requires a Certificate of Continued Occupancy, and the building department at 118 Serpentine Road tells sellers to allow four to six weeks for the process. That is the smallest place where the portal version of Demarest and the transaction version diverge. The largest is the price itself.
Depending on which feed a buyer opens, the median Demarest home in mid-2026 costs $1.57M, $2.30M, $2.34M, or $1.23M. All four numbers are defensible. None of them describes any specific house on the market. The thesis of this post is that Demarest is not one housing market with a wide range. It is two housing markets sharing a zip code, on different clocks, priced against different things. Knowing which one a buyer is shopping in matters more than the town-wide median.

Each number measures a real thing. The Zillow index averages the entire housing stock, older Capes included. Redfin's three-month median is dominated by a small transaction count (12 May 2026 sales) that skews toward the newer, larger homes trading fastest. Movoto's July list median leans on what is currently on the shelf, which in Demarest is disproportionately new construction. Gemhaus captures a slice of sold data that includes long-tail closings on older houses, some of which sat 358 days before trading. The $1.1M gap between the Redfin sale median and the Gemhaus sold median is not a data error. It is the shape of a bifurcated market.
The Redfin and Movoto figures around $2.3M describe one Demarest: the East Hill and new-construction segment, where the inventory is close to turnkey, the lots are being rebuilt from foundations up, and the buyer pool is willing to pay for finish quality that reads closer to Alpine or Tenafly than to legacy Demarest.
Active listings in July 2026 give a concrete sense of what that money buys:
Almost every one of these listings uses the phrase "East Hill" in the first two lines of the description. That is not a coincidence. It is a marketing cue that anchors a buyer's price expectation to the new-construction cohort. When Redfin reports that hot homes go for about 3% above list in around 59 days, it is describing this cohort. It is not describing the older Colonial on a third of an acre listed in the same MLS.
The Gemhaus $1.23M sold figure and the Zillow $1.57M ZHVI both catch the second Demarest: mid-century Colonials, Capes, split-levels, and bi-levels on quarter-to-third-acre lots, many held by original owners for decades. Recent solds and pending listings include a 4-bedroom Colonial with newer siding and a newer roof pitched to renovators and builders, a Cape Cod on the East Hill "amidst homes of significantly higher value" flagged as a canvas for redevelopment, and a bi-level held by the same owners for 45 years. One listing puts the mechanism in plain language, describing a sub-acre property near the George Washington Bridge as "come renovate or build your own."
A 4-bedroom Colonial on 0.32 acre in Demarest in 2026 is rarely priced against comparable 4-bedroom Colonials. It is priced against what a builder will pay to knock it down.
Once the price on an older house exceeds land-plus-teardown-plus-carrying-cost math, it sits. That is the reason a slice of the sold data shows a median of 358 days on market while another slice of the same town shows 23. Retail buyers do not want a tired kitchen at builder-competitive pricing, and builders will not overpay when they can wait. The house that sits for a year is not a story about weak demand. It is a story about a seller pricing to the wrong buyer pool.
Sitting just outside the two-market frame is Bellaire, a gated enclave of 24 newly constructed townhomes on 15 wooded acres with a clubhouse, fitness center, and private pool, positioned to look out over the Alpine Country Club. The "Buckingham" floor plan at 22 Stone Bridge Court is a four-bedroom, four-and-a-half-bath layout with an elevator and a two-car garage. A single-family listing at 713 Bellaire Road sits at the highest point of the community and spans nearly 6,000 square feet.
Bellaire is worth flagging separately because it functions as a third micro-market: single-level or elevator-served living for buyers who want new construction and East Hill finish quality without the maintenance load of a large single-family lot. When a Demarest buyer says "I want turnkey but I do not want to run a house," this is usually where they end up.
Buyers relocating from other Bergen County towns, or from Manhattan, often build 30-day closings into their offers. Demarest does not accommodate that on the seller side without preparation. Under the borough's 2026 guidance, any sale or rental requires a Certificate of Continued Occupancy, and the process runs four to six weeks.

For a buyer, the practical read is that a 30-day close on a Demarest resale is optimistic, and a 45- to 60-day timeline is realistic. Attorney review, mortgage commitment, and CCO issuance need to overlap, not queue.
Because the two markets share a zip code and an MLS, the standard comp pull produces misleading numbers unless it is filtered by cohort. A few disciplines that hold up:
Is Demarest appreciating in 2026, or is that just the mix? Both, unevenly. The Zillow index shows the housing stock overall up 17.2% year over year as of June 30, 2026. Redfin's three-month sale median through May is up 32.7% year over year. That 32.7% is measuring the mix of what sold, which was weighted toward new construction. Underlying appreciation on comparable older homes is closer to the ZHVI figure.
Why do the days-on-market numbers vary so much? Because they measure different cohorts. Movoto's July 2026 median of 23 days reflects fast-moving inventory, mostly newer and East Hill. Redfin reports 67 days on average across all Demarest sales in the last quarter. Gemhaus captures 358 days on a slice of older stock that finally cleared. All three can be true in the same month.
What does the CCO actually inspect? It is a borough-level check of general property condition and life-safety items rather than a full engineering inspection. Sellers of older homes should expect scrutiny on detectors, egress, and any prior permits that were opened and not closed.
