Spring Market in Full Bloom! Bergen County Sellers Still in Control | March 2025 Update

Hi everyone, Kelly Weber here with your April Market Snapshot for Central Bergen County.

As we head into the second month of the spring market, we’re seeing strong numbers almost across the board—every town is up year-over-year except for Bergenfield. And Oradell in particular is showing phenomenal growth, with over 13 percent year-over-year appreciation.

Let’s break it down town by town:

Oradell

  • Still firmly in a seller’s market

  • Just over one month of inventory

  • Homes selling at 109% of list price

  • 16 median days on market

  • Median sold price: $1,020,000

Inventory is up slightly, but that’s mostly due to a few listings sitting on the market longer—and as I always say, when homes sit, it usually comes back to one thing: pricing.
In today’s market, we price at market value and negotiate up—not the other way around. Buyers ask what’s wrong if something sits too long, and often, there’s nothing wrong—just a pricing issue.

River Edge

  • Less than one month of inventory

  • Homes selling at 110% of asking

  • 11 median days on market

  • Median sold price: $790,000

River Edge remains competitive and continues to favor sellers.

Emerson

Emerson has been a standout this year—and it’s still on fire.

  • Virtually no inventory

  • Median home value: $780,000

  • Up nearly 8 percent year-over-year

  • Down just a touch month-to-month (0.1%)

I like to call Emerson a “sleeper town”—people are just starting to realize what a great commuter town it is, and demand has spiked as a result.

New Milford

  • About 1.35 months of inventory

  • Homes selling at 105% of list price

  • 26 median days on market

  • Median sold price: $780,000

Steady demand and consistent appreciation here.

Bergenfield

This is the only town that didn’t show appreciation this month, which could be due to inventory timing or specific listings.

  • 1.5 months of inventory

  • 110% of list price

  • 15 median days on market

  • Median sold price: $602,000

Still a strong seller’s market—this dip may just be temporary.

Dumont

  • Just over one month of inventory

  • Homes selling at 106% of asking

  • 18 median days on market

  • Median sold price: $600,000

Another solid performer this spring.

The spring market is heating up. We’re seeing more inventory coming on in:

  • Dumont

  • Bergenfield

  • Washington Township

  • Two great new listings in Emerson

  • And two very strong homes coming up in Oradell
