Selling your home is a significant life event that requires meticulous planning and execution. The better prepared you are, the smoother the process will be, and the more likely you'll get a favorable outcome. This comprehensive guide provides a timeline for every step you'll need to take from 2-3 months before listing your property all the way to closing the deal.

2-3 Months Before Listing

  • Consult a Real Estate Agent. Getting advice from a professional can set you on the right path. An experienced real estate agent can give you valuable insights into the current market, suggesting changes that may increase your home's value.

  • Home Inspection. Identify potential issues early by undergoing a pre-sale home inspection. This gives you ample time to fix problems before potential buyers see them.

  • Budget for Repairs. Based on the inspection, make a budget for repairs and improvements. A few strategic tweaks can significantly increase your home’s value.

  • Declutter. Clear out your home, focusing on basements, garages, and other areas where clutter accumulates. A clutter-free home is more appealing to buyers.


1-2 Months Before Listing

  • Deep Cleaning. Give your home a thorough cleaning—wash carpets, walls, windows, and especially focus on kitchens and bathrooms.

  • Minor Repairs. Fix small issues like leaky faucets, chipped paint, and loose doorknobs. These minor repairs can make a big difference in how your home is perceived.

We sometimes have sellers take exterior photographs in the summer or fall months and may not sell for another 6 months! It's better to be prepared and have great photos in a good season. 2-4 Weeks Before Listing

  • Get Your Home Pre-Listed. Some agents offer a pre-listing period to generate buzz. We believe this is a critical strategy for success. Use this time for any last-minute touch-ups and getting early feedback.

  • Set the Price. Your real estate agent can help you set a competitive, yet realistic price for your home based on recent sales in the area and the condition of your property.

  • Prepare Listing Materials. Gather important documents like property tax records, utility bills, and any warranties on home appliances that will remain with the house.


1 Week Before Listing

  • Final Walkthrough. Conduct a final walkthrough with your agent to make sure everything is perfect. Make any last-minute adjustments to the staging, paint, or other elements.

  • Prepare for Open Houses and Showings. Consider where you’ll go during these times and have cleaning supplies ready for quick touch-ups.
