Final Walkthrough Checklist For Sellers

Your Checklist for a Seamless, Hassle-free walkthrough

Congratulations! You made it to the final steps of closing on your home: The final walkthrough! The final walkthrough will take place either the day before or day of closing, depending on timing. It typically takes place an hour or so before your scheduled closing time. By this point, you will have moved out; only the agents and soon-to-be homeowners will walk through the home in order to make sure it’s in the same condition as when they last saw it, and that all inspection items have been completed (if applicable).

To make sure your final walkthrough goes smoothly, these steps must be completed:

  • Confirm with your attorney a week prior to the final walkthrough that you have met and completed all agreed upon inspection issues, that the items have been fixed and taken care of and you have receipts when necessary for the work you completed.

  • There should not be any garbage or items on the front lawn on the day of the walkthrough. Any garbage or bulky furniture you are disposing of must be scheduled for pick up, or taken to the dump, before the final walkthrough date.

  • Your home & yard must be completely empty and cleaned out before the agents and buyers arrive for final walkthrough, as per the NJ Residential Sales Contract.

  • Try to locate and leave behind any mechanical/appliance pamphlets for the new owners.

  • Remove everything, including items in the garage and on the exterior of the house. Unless you’ve agreed with the buyers and attorneys that certain of those items remain behind.

  • Leave behind all light fixtures, unless agreed otherwise in the contract. If you have agreed to take any light fixtures, you must replace them with another light fixture (it cannot be just a lightbulb). We suggest getting something inexpensive from Lowes or Home depot.

  • Remove any window treatments, unless specified in the contract. Window shades stay.

  • Patch all holes or damage to walls (larger than a nail hole) with spackle.

  • Empty and clean out all cabinets, drawers, closets, crawl spaces, attics, refrigerators and freezers.

  • Maintain landscaping up until closing day.

  • Leave all house keys and garage door openers on the kitchen counter. Please also either change the door code for the new owners, or provide the current code.
